Home Inspection - Maintenance Requests 
 
All maintenance requests must be submitted by the relevant homeowner at least four weeks before closing. The homeowner is responsible for reviewing their home inspection report, extracting information about exterior repairs that are the responsibility of the HOA, and submitting a detailed list of all repairs through the Maintenance Request form under the Request Forms page.  The home inspection report should also be attached to the request for the Board to review.

Dues and Assessments
 
Over the past ten years, the dues have increased from $95 in 2006 to the current amount of $210 as of March 1, 2026.  Additionally, the Association has levied very few assessments since it was first developed in 1981. Details about each annual assessment and the monthly dues are shown below.
  • New Homeowner Setup Fee: $200.00 
  • Monthly Dues: $210.00 per month; payable on the 1st and past due after the 10th of every month. As of March 1, 2026
  • Monthly Dues Auto Drafted: Complete ACH Form and send to Treasurer
  • Remit Payments: 5619 Hamstead Crossing, Raleigh NC 27612
  • Contact Information Needed:  Please collect contact information such as name, address, phone number, email, license plate number/s on any vehicles parked in homeowners numbered spaces..  Only 2 vehicles allowed per home.  Homeowners or residents are not allowed to park in visitors spaces.. There is a $200 fine to homeowner if contact info is not turned in to the HOA within 5 days of purchase..  If the homeowner is going to rent home, the renters contact info must be given to the HOA..  A $200 fine will be issued to homeowner if homeowners or renters info is not given to the HOA within 5 days homeowner or renters move in.  Email contact information to hamsteadcrossinghoa@gmail.com
 
Assessments
  • Road Resurfacing and Paving:  
    • 2017: $1,100 for a community-wide resurfacing and paving project.
  • Roof Replacements:  A $1,125 assessment was issued in 2002
  • Roof Replacement. A $4,000 assessment will start on January 1, 2024. Roofs will start being replaced and completed in 2025. This is in addition to the $200.00 monthly dues.  
 
Floor Plans
 
Hamstead Crossing floor plans range from two to four bedrooms with one and a half baths to three full baths.  Most townhomes have fireplaces and walk-up attics.  Other amenities include natural gas for heat and hot water, decks or patios, high speed internet and a community swimming pool.
